Q. How long have you been in business?

A. Craig and Nichole Huseby founded Huseby Homes in 1998 after performing residential remodels together for two years from 1996-1998.  We are committed to providing the highest quality remodeling and building services for the most discerning clientele.
Q. Where do you work?

A.  Our core work is in area 2 of Nashville; specifically in Belle Meade, West Meade, Green Hills, Forrest Hills, and Oak Hill. We also work regularly  in Brentwood. Our tight logistical area allows us to provide ample attention to all of our projects.
Q. Do you competitively bid jobs?

A.  We prefer to negotiate contracts with Owners; however we do participate in competitive bidding for select architects in our area. After our first meeting we provide a detailed preliminary cost analysis to the client that demonstrates our professionalism, our strong value, and the basic structure of our future agreement. Our clients usually know that they want to work with us after receiving the preliminary cost analysis which allows us to move to further detailed estimating and collaboration with the design team. Our time is best used by focusing on meeting the target budget and wish list established by the client rather than continuing with a bid process.
Q. How do we get started?

A.  After our initial conversation, an appointment is made to view the project. At the meeting, we have a thorough discussion about the scope of work and the amount of time required to perform the work. The initial meeting is followed with a presentation of a preliminary cost analysis . At this point we are able to decide if the relationship will be mutually beneficial.  If both parties feel we are a good match we proceed a preconstruction agreement. The next step is  design development and detailed estimating which also involves our trade partners.
Q. What is a preconstruction agreement?

A.  We can provide preconstruction services during the design phase of the project. This includes helping the client find  an architect or working with one that is already in place.  It also includes estimates, schedules, and recommendation with regard to materials and construction details, and more. The agreement expresses the client’s commitment to work with Huseby Homes provided we meet the specified budget range and timeline to execute the construction described in the agreement.  Preconstruction services are designed to produce clarity in the design, and estimates to demonstrate that the expressed budgetary goals are realized.
Q. How much will the work cost?

A.  We provide estimates for the cost of the work from our vendors and trade partners to supplement our “in house” labor.  The estimating process is systematic, and is designed to establish the final budget for the project. Much of our work is “Time and Material”  (also referred to as “Cost Plus”), meaning the cost of your project will be the sum of all labor, trade partners’ invoices, and material invoices, , plus a fee. This agreement creates an open book system that the client reviews with the Huseby Homes production manager on a weekly basis.
Q. What incentive does Huseby Homes have to bring the project in on budget if the project is cost plus?

A.  We have several incentives; the most important is your  satisfaction as we rely heavily on client referrals for future business. We are committed to our clients and live out our tagline “Our commitment is your foundation.”  The second incentive is that financial management is the core of the trust you place in us. Huseby Homes takes great pride in the trust our clients place in us and that financial management is a key component to living out who we are as a company.
Q. Is it safer to use a set price agreement?

A.  Set price agreements do not necessarily ensure that you will meet your initial budget.  If the project is not sufficiently analyzed during the estimation period, problems occur in any type of agreement. If a comprehensive estimate is not produced to form the scope of work included for a set price agreement; the Homeowners normally suffer a series of change orders that damage any perceived security by entering into a set price contract.  The lesson is that detailed estimates create security rather than set price vs. cost plus agreements.
Q. What is the benefit of a cost plus agreement?

A. Our books are open for the client to review reports of estimated versus actual costs. In addition, the builder has no incentive to use trade partners that cost less simply to increase profit. Moreover, the cushion built into the estimate (contingency) is not billed unless it is used. Finally, the builder does not have to raise prices to anticipate potential increases in material costs. and the client receives the advantage of any decreases in cost.
Q. Will I get the best price with Huseby Homes?

A.  We may not be the least expensive contractor you will interview. We focus on helping our clients get the best value, not necessarily the lowest price. As we learn your priorities, we fine-tune our recommendations regarding trade professionals, materials, and methods to help you and your designer realize the highest satisfaction for your budget. We control our company overhead carefully in order to keep our builder’s fee reasonable. In sum, our model puts the highest percentage of your resources into the physical building of your home.
Q. What is a typical payment schedule?

A.  We invoice bi-monthly for work that has already been completed and we require payment within five business days of the invoice date.
Q. Are you licensed and insured?

A.  We are a fully licensed and insured General Contractor. We carry the highest available limit associated with a Tennessee license (excluding an unlimited license). We carry a large liability insurance policy to ensure you and your home are  protected.
Q. How do you make sure my job is managed properly?

A.  Craig oversees your job and will assign responsibilities to our project supervisor, Terry Lowe. We will meet with you on a weekly basis to review the proposed schedule and to address any project challenges. Most of our carpenters are Huseby Homes employees, who also help to coordinate outside vendors and deliveries. We work seamlessly and efficiently with our trade partners, and since many have been associated with us for many years, they are part of our team and are like “family.” We will bring energy and passion to each step of the project to ensure that the experience is enjoyable.  We challenge ourselves to grow in knowledge and improve the craft of remodeling on each project.
Q. Can I stay in my home during the remodel?

A.  We are committed to ensuring that the disruption of renovating your home will be minimized as much as possible. We will take great care to safeguard your home, your family, your belongings, and your daily routine. We will keep the lines of communication open, schedule carefully around your needs, and stay on the job until it is completed to your standards and ours. If you are doing a whole house remodel, it will be necessary to find an alternative place to live.
Q. How long will the job take?

A.  We will provide a written job schedule that is incorporated into the construction agreement. The schedule is monitored on a daily and weekly basis.

Q. Do you do smaller remodels?
